How much house can I actually afford?

Less than most pre-approval letters suggest. Lenders size a loan around what you can technically repay, not around what still leaves room for maintenance, insurance increases and a slow month at work. Budget from your real monthly cash flow first, then treat the pre-approval number as a ceiling, not a target.

Is a 20 percent down payment still necessary?

No, but it changes the math. Smaller down payments are common and several loan programs are built around them, though you will usually carry mortgage insurance until your equity clears a threshold. Run both scenarios before deciding, because the monthly difference is not always as large as it sounds.

What can a landlord legally ask a tenant?

Income, employment, rental history and a credit check are standard almost everywhere. What counts as fair beyond that varies by state and city, and some questions that feel routine are not legal at all. Check your local tenant protection rules before you sign anything, on either side of the lease.

Is staging worth the cost when selling?

Usually, for occupied rooms buyers actually linger in, such as the living room, kitchen and primary bedroom. Staging a guest room nobody will remember rarely earns back its cost. Spend where offers get written, and skip the rooms that only get a walkthrough glance.

What is a good cap rate for a rental property?

It depends entirely on the market and the risk you are taking on. A cap rate that looks generous in a declining area is compensating for that decline, not rewarding you for nothing. Compare a property against similar rentals nearby before deciding whether the number is actually good.
