About this blog

Jagoan Properti is a blog, and the line under the logo, Straight answers before you sign, is the whole editorial brief. New articles go up when they are ready, and everything we have published stays available in the blog archive.

This site grew out of a spreadsheet. Derek Wallace had been tracking real estate for years, mostly to stop repeating the same mistakes, and it turned out other people wanted the same answers.

Why this name

People ask about the name. There is rarely a good story behind a domain, and there is not one here either. Jagoan Properti was available, it was short enough to say out loud, and it has been the name long enough now that changing it would be more confusing than keeping it.

What we do not do

We are not the right place for advice tailored to your exact situation. Jagoan Properti publishes general guidance, and the difference matters more than it sounds.

How this is paid for

Hosting and research come out of the same pocket that buys the things we write about. That keeps the running costs honest and the pace slow.

How this is put together

Nothing here is written from a search results page. If we have not handled it ourselves or spoken to somebody who has, we leave the topic alone until we have.

We buy what we write about. It is slower, it is more expensive, and it is the only arrangement that lets us say a thing was not worth it.

The people

There is no house byline here. Each piece is signed, and each signature leads to everything else that person has put their name to.

Derek Wallace, Buyer's agent and financing writer. Derek spent six years underwriting mortgages before moving to buyer representation, and he still reads a pre-approval letter the way an underwriter would. He writes about financing and the offer process with the paperwork open beside him.

Naomi Prescott, Selling and staging writer. Naomi staged homes for a title company before writing about pricing and offers full time. She has sat through enough closings to know which staging choices actually change a buyer's number and which ones just look good in photos.

Victor Amaro, Investing and rentals writer. Victor manages a small portfolio of rental units himself, which means his cap rate math has to survive contact with an actual tenant. He writes about landlording and property investing from the spreadsheet outward, not the other way around.
